A Study of Urban Land Gradation on Land Price

The paper analyzes the advantages and disadvantages of the three methods applied in urban land gradation:differential profit,multi-factor comprehensive appraisal,and gradation based on price,and explains the main idea and technological line of gradation based on price and proves the method taking the practice of urban land gradation in Jinjiang City.The result of the experiment shows that the method of gradation based on price is a good way of quick calculation in the cities with mature land market and plentiful exchange cases.
