An Empirical Analysis on Relationship Between Housing Price and Land Price in China

The quarterly data of housing sales price index and land transaction price index from 1999 to 2009 was used as sample to investigate their relationship.The cointegration test results showed that ratchet effect existed in housing or land consumption.Housing price and land price interacted with each other in the immediate period,both had obvious synchronous effect.Granger-causality test results showed that a two-way causal relationship exists between housing price and land price,whether it is a long-term or short-term one.Finally,some suggestions were given based on the empirical conclusions.
